Makeover ideas to help add value to your home
WHETHER you're considering selling or just in need of a home makeover - there are many aspects to consider before embarking upon a project to add value to your property.
Mortgage Choice Limited franchisee manager Kellie Bebendorf said mortgage holders were starting to become aware of adding value to their homes.
"But it is important they ensure they are doing the right thing for their individual needs," she said.
"I encourage those considering this to be careful not to over capitalise, as valuations in the Gladstone area are quite poor at the moment."
Like anything - Ms Bebendorf urged people to do their research.
"Determine your renovation strategy early on and set yourself some realistic goals," Ms Bebendorf said.
"Consider ways in which you can make your property appeal to a wider market."
Those who have paid off all or part of their home do not always need to come up with a cash deposit for renovations.
"They may borrow against the equity they have built up over time," Ms Bebendorf said.
Be aware there are specific things to consider before using your home's equity.
"A free home loan health check could help determine if your current home loan is still best for you," Ms Bebendorf said.
She said reducing your repayments to have a little extra spare money may be the key to affording renovations.
Gladstone Designer Homes owner Chris Allen said the first thing when it came to adding value to a home was to consider whether you needed to upgrade your facade, presentation or house entry.
"It depends on how much people want to spend," Mr Allen said.
He said a good idea was rendering the front of the house.
For a typical four-bedroom home this could cost between $2500 to $3500.
Other ideas are timber posts outside, aluminium style trestles, feature timber posts, as well as kitchen and bathroom makeovers.
"Always consult a builder before doing anything, especially when rendering as you have to be careful of termite proofing," said.
